Hidden subsidence
Check with a leak detection also the floors inside and outside for hidden hollow spaces and mark them of the damage plan.
Sometimes the access to a underlaying cellar or crawling space is locked and hidden by a previous owner.
Possibly the leaking pipes have caused an under-flood which has washed away the ground underneath the floor. This has to be recorded as resulting damage.
With a wooden stick you can hear is there are such cavities present. Knock perpendicularly with the stick on the floor. If you hear a high sound than is the ground full and stable. Do you hear a dull sound than there is a cavity under the floor. The lower the sound, the bigger and deeper the underlaying cavity.
This only takes a few minutes and can be determining towards resulting damage and liability.
